High Rise Condominiums with the Tricar Group



When we visit a Tricar job site, It's always a unique experience. We have done 4 slim floor high rise projects with this London based builder. In Guelph, we did a 18 story condo building in 2013 and are now involved in a similar project just a few blocs away (see picture).

The second phase of the Guelph River Mill project was designed with a Deltabeam slim floor for a number of reasons:
- Fit as many floors as possible in a given building height
- Enable flexible layout of the condo units
- Lose fewer construction days to bad weather


" We lost 6 days due to poor weather conditions on phase 1 of river mill. With traditional poured in place construction, that would have been closer to 40 days" says Joe Moir, site superintendent for the river mill projects.


For the Deltabeams specifically, the integrated fire rating is a big plus: "Beyond avoiding another trade on site and speeding up the construction process, fire rated beams reduce the heating cost of the project overall". In fact, Deltabeam requires no additional application of fire resistant material: it is the first fire rated exposed steel beam in Canada. With traditional steel beams, the application of intumescent paint was required, during which a minimum temperature of 10* C is needed. "The heating costs involved in applying such material during winter are considerable, and winter application is impossible to avoid" states Mr. Moir.
